  • Cause: Settlement or seasonal soil movement
  • Action: Monitor; if seasonal (closes in winter, opens in summer) = normal. If progressive = evaluate.

    Many Austin foundation cracks are seasonal — they open during dry summer months and close during wet winters. This is the soil shrinking and swelling. Seasonal movement doesn't necessarily indicate a structural problem.


    How to tell if cracks are seasonal or structural: Mark the crack width with pencil and date on the wall next to it. Check every 3 months for a year. If the crack returns to its original width during wet months, it's likely seasonal.

  • Doors or windows that no longer close properly (and used to)
  • Sloping floors (use a marble or level to test)
  • Cracks combined with foundation heave (a lifted section)
